Mobile Home Roof Repair in Southeast Michigan

Leak repair, seam sealing, roof-over systems, and full replacement on metal, rubber, and shingled manufactured home roofs.

Mobile home roof repair usually means sealing seams, vents, and fastener penetrations on a low-slope metal or rubber roof rather than replacing shingles. Most leak repairs in Southeast Michigan run $250–$1,200. A full roof-over on a single-wide runs $3,000–$6,000 and lasts 15–20 years.

Find the leak before you coat the roof

Water rarely enters where the stain appears. On a low-slope manufactured roof it travels along the frame and drops feet away from the actual penetration. We trace it back to the source — usually a vent boot, a seam that has opened with thermal movement, or a screw line that has backed out — before recommending any coating. Coating over an unfound leak just hides it for one season.

Repair, coat, or roof-over?

If the deck is sound and the leaks are isolated, targeted repair plus a coating is the right call and buys 5–10 years. If the metal is pitted across the whole surface, has multiple active leaks, or the insulation is saturated, a roof-over with new insulation and a membrane is the better economics. We tell you which one you actually need and show you the photos behind that call.

Michigan ice and snow load

Low-slope manufactured roofs hold snow and build ice at the eaves. Ponding around vents and a blocked drip edge do most of the damage here. Clearing the edge, keeping gutters flowing, and sealing before winter prevents the spring leak calls we see every March.

Mobile Home Roof Repair FAQ

How much does mobile home roof repair cost?

Targeted leak repairs run $250–$1,200 in Southeast Michigan. A full coating runs $1,200–$4,000 depending on home size, and a roof-over runs $3,000–$10,000.

Can a mobile home roof be repaired, or does it need replacing?

Most can be repaired. If the deck is sound and the leaks are isolated, repair plus coating is the right call. Widespread pitting, multiple leaks, or saturated insulation call for a roof-over.

How long does a roof coating last?

A properly prepped elastomeric coating lasts 5–10 years in Michigan. Recoating on schedule is far cheaper than replacement.

Do you fix the ceiling damage too?

Yes. We repair the roof first, let it dry, then repair ceiling panels, insulation, and paint — one contractor for both.

Do you handle insurance claims for storm damage?

We document the damage with photos and provide an itemized written estimate you can submit. We do not negotiate the claim for you.

Can you work on shingled manufactured roofs?

Yes — pitched shingled roofs on newer manufactured and modular homes are repaired and replaced the same as site-built.
