Mobile Home Winter Checklist
A one-page checklist for Michigan mobile and manufactured homes. Print it, share it with residents, or post it in your park office.

Underneath the home
- Walk the full skirting line — patch gaps, cracked panels and loose trim so wind and animals stay out.
- Check the vapor barrier for tears or standing water.
- Look for sagging belly wrap (bottom board) and tape or patch any holes.
- Confirm vents in the skirting are open enough for airflow but screened.
Water lines & plumbing
- Plug in heat tape and confirm the indicator light works before the first hard freeze.
- Wrap exposed supply lines and the main riser with foam pipe insulation.
- Know where your main shutoff is and that it turns freely.
- Disconnect and drain garden hoses; cover outdoor spigots.
- Leave a faucet dripping on nights below 10°F if lines have frozen before.
Roof, windows & doors
- Inspect roof seams, vents and the edge around the chimney for cracks; re-seal or coat as needed.
- Clear gutters and downspouts so ice dams don't form.
- Replace worn door sweeps and weatherstripping.
- Re-caulk windows where you can feel a draft.
Structure & safety
- Check tie-down straps for rust or slack — tighten or replace before winter winds.
- Look for doors that stick or new wall cracks (signs the home needs leveling).
- Make steps and deck safe for ice: tighten railings, replace soft boards, add grip strips.
- Test smoke and carbon monoxide detectors; change the furnace filter.
- Have the furnace serviced and keep the area around it clear.
