Mobile Home Plumbing Repair in Southeast Michigan

Leaks, frozen and burst lines, water heaters, P-traps, shutoff valves, and under-belly plumbing repair on manufactured and mobile homes.

Mobile home plumbing runs through the underbelly rather than a basement, uses PEX or older polybutylene supply lines, and relies on heat tape to survive Michigan winters. That makes leaks harder to find and freeze damage more common. Typical repairs run $150–$900; a full water heater replacement runs $1,100–$2,200.

Polybutylene is the number one cause of mobile home leaks

Manufactured homes built between the late 1970s and mid-1990s often use grey polybutylene supply line, which becomes brittle and splits at the fittings. If your home is that age and you have had more than one leak, replacing the runs is usually cheaper than repeat repairs. We replace poly with PEX and can do it section by section to spread the cost.

Winter freeze damage and heat tape

Underbelly water lines depend on intact insulation, closed skirting, and working heat tape. A single blown skirting panel in January is enough to freeze a line. We check the heat tape circuit, seal the skirting, and repair the insulation as part of a freeze repair so it does not repeat next cold snap.

Mobile Home Plumbing Repair FAQ

Do you do emergency plumbing on mobile homes?

Yes — 24/7 emergency support for active leaks and burst lines. Call (586) 500-5181 and we dispatch as fast as we can reach you.

How much does mobile home plumbing repair cost?

Most repairs run $150–$900 in Southeast Michigan. Repipes run $900–$5,500 depending on how much of the home is done, and water heaters run $1,100–$2,200 installed.

My pipes froze — can they be repaired?

Usually yes. We thaw, locate the split, replace the damaged section, then fix the actual cause: failed heat tape, open skirting, or missing underbelly insulation.

Should I replace my polybutylene plumbing?

If your home dates from the late 1970s to mid-1990s and has had more than one leak, yes. Repeat poly repairs usually cost more over a few years than a PEX repipe.

Do you install mobile home water heaters?

Yes — manufactured homes require a mobile-home-rated unit with sealed combustion. We supply and install.

Can you work under the home?

Yes. We open skirting, work the underbelly, repair the vapor barrier, and re-seal the skirting when finished.
