A standard replacement window won't fit the opening or the wall thickness, so most window companies pass. We order manufactured-home-specific units from suppliers who stock those sizes and install them the way the wall is built.

Older manufactured homes came with single-pane aluminum windows that conduct cold straight through the frame — that's the condensation and ice you see on the sill in January. Replacing them with insulated vinyl is one of the few upgrades in a mobile home with a genuine payback in heating cost and comfort, and it eliminates the moisture that rots the sill and wall below.
Do the rot repair at the same time
Nine times out of ten, a window that has leaked has also damaged the framing under the sill. We open it, repair the wall, then set the new unit. Skipping that step means the new window is fastened into soft wood.
