Fix the water source first, or you'll do it twice
Almost every rotted mobile home floor we open has a cause above or below it: a toilet flange leak, a slow supply-line drip, a failed tub surround seam, a torn belly wrap letting moisture in from below, or condensation from an unvented crawl. We find and fix the source as part of the job. Replacing decking without it means the same room is soft again in two years.
Why manufactured floors fail where site-built ones don't
Most factory-built homes use particleboard decking, which swells and loses all structure the moment it gets wet — unlike plywood, which can dry out and survive. That is why a small toilet leak destroys a whole bathroom floor in a mobile home. We replace with treated plywood in wet areas so the repair is stronger than the original.
Level floors and sound joists
If the floor slopes rather than sags in one spot, the problem is under the home, not in it. We check pier and footing condition at the same time and quote leveling alongside the floor work when that is the real cause.
