"Dry rot" is actually a water problem
The name is misleading: the fungus that causes it needs moisture, roughly 20% or more in the wood. If you repair the rotted board without fixing what's wetting it — a failed flashing, a gutter dumping on a corner, soil piled against siding, a slow supply leak — the new board rots on the same schedule. How far the cut has to go
Rot travels along the grain past where it's visibly soft. We probe with an awl and a moisture meter and cut back to wood that resists the probe and reads dry, usually 12–18 inches beyond the obvious damage. Filler and epoxy have a place on small detail work like a window sill nose, but they're not a substitute for replacing a structural member.
Manufactured homes rot from underneath
On mobile and manufactured homes, the rot usually starts below the floor: torn belly wrap lets moisture into the insulation, a slow underbelly plumbing leak soaks the subfloor, or missing skirting lets wind-driven snow in. By the time a soft spot shows in the kitchen, the decking and sometimes a joist are gone. We repair from below where the layout allows and re-wrap the belly so it doesn't restart.
