Why mobile home pipes freeze first

In a site-built house the supply lines run inside heated space or below the frost line. In a manufactured home they run through the underbelly, a few inches above open ground, protected by insulation and a belly wrap that may be forty years old. If skirting is missing on the windward side, cold air moves through that space at wind speed and pulls heat out of the lines. That's why a home with a gap in the skirting can freeze at 20°F while its neighbor is fine at 5°F.

The four-step Michigan checklist

Close the skirting. Walk the whole perimeter and replace missing, cracked, or blown-off panels. Check the bottom track is still in the ground and the access hatch latches.
