Which coating for which roof

Metal roofs

The classic bowed-metal mobile home roof takes coating well. The work is mostly prep: pressure wash, wire-brush rust, prime bare metal, seal every lap seam and fastener head, then two coats. Skipping the seam work is why cheap coating jobs leak at year two.

Rubber (EPDM/TPO) roofs

Newer homes often have a membrane roof. These take an elastomeric coating designed for membranes, and the seams and perimeter terminations matter more than the field.

Shingled roofs

Don't coat them. A shingled mobile home roof gets shingle repair or replacement — coating traps moisture under the shingles and voids most manufacturer coverage.

Coat it before it leaks, not after

Coating is preventive. Once water has been getting into the decking, a coating seals wet wood in and the rot keeps going out of sight. If your ceiling has stains, get the source repaired first — then coat. We always probe the decking around any stain before quoting a coating.

Late May through September. Coatings need surface temperatures above roughly 50°F, a dry substrate, and 24 hours without rain to cure. A coating rushed onto a cold or damp roof in October will peel by spring.
