The Complete Rental Turnover Checklist for Michigan Landlords

A rental turnover is either a two-day punch list or a two-week rebuild — the difference is a good checklist and a partner who won't leave you chasing details. This guide walks the full turnover from move-out to rent-ready for Michigan single-family rentals, small multifamily, and manufactured home lots.

Move-out inspection (day 0)

  • Walk the unit with the departing tenant when possible; document everything with dated photos.
  • Note damages, missing items (blinds, smoke detectors, keys), and cleanliness against your move-in checklist.
  • Test all appliances, HVAC, water heater, and every fixture in the presence of the tenant if you can.

Cleanout and trash removal

  • Full trash-out of anything left behind. Michigan requires reasonable notice before disposal of abandoned property — check current statute.
  • Haul appliances the departing tenant left behind and are not part of the unit.
  • Sweep, dust, and prep the unit for repairs.

Repairs and safety items

  • Patch drywall holes and dings; sand smooth.
  • Replace or repair broken outlets, switch plates, and light fixtures.
  • Test and replace smoke detectors and CO detectors (Michigan requires CO detectors within 15 feet of every sleeping area).
  • Check GFCIs in bathrooms, kitchen, garage, and exterior — trip and reset each one.
  • Verify all door locks, window locks, and deadbolts. Re-key or replace between tenants.
  • Fix leaky faucets, running toilets, and any drain sluggishness.
  • Confirm HVAC filter is fresh; run a heat and cool cycle.

Paint

  • Touch-up if walls are clean and color is current.
  • Full-room repaint if paint is dated, damage is widespread, or last paint was 3+ years ago.
  • Ceilings only when smoke, water staining, or bulb-burn marks show.
  • Trim, doors, and cabinets get a wipe-down and touch-up minimum every turnover.

Flooring

  • Professional carpet clean at every turnover; replace when stains, wear, or odor won't come out.
  • LVP and vinyl: clean and inspect for delamination. Replace damaged planks individually.
  • Hardwood: buff and re-coat when the finish is dull; full refinish every 8–12 years.

Final punch list (rent-ready)

  • Deep clean — kitchen, bathrooms, floors, windows, appliances inside and out.
  • Fresh HVAC filter, batteries in every detector, working bulbs everywhere.
  • Blinds intact and functional.
  • Yard mowed, walkways clear, exterior trash removed.
  • Photos of every room for the listing and next move-in inspection.
